TREDA – The driving force behind Telangana’s real estate’s progress

The Telangana Real Estate Developers Association – TREDA which was earlier known as APREDA marked its presence in the year 1995. The association today majorly comprises over 300 members who are renowned builders and developers in the region.

Why does Telangana need TREDA?

In the past few years, TREDA has evolved to be the knight in shining armor for the government. It has played an instrumental role in formulating various policies that are in favor of the real estate developers. TREDA has also helped to establish certain Development Control Rules (DCR) and has proudly pioneered a comprehensive model to aid the general public and the real estate developers in Telangana.

TREDA has also been quite proactive along with the authorities to help rationalize taxes and fees such as stamp duty, registration, service tax, VAT, etc. These measures have benefitted the real estate developers and the stakeholders to a significant extent.

Along with these proactive measures, TREDA has also proven to be an effective marketing channel to real estate developers by organizing various property shows, and influencing vendors and banks to be an integral part of this value chain.

How has the journey for TREDA been?

TREDA has been quite a disseminator of knowledge by carving out a niche for itself in a span of just 15 years.

TREDA also played an influential role in taking up the beautification of both the entrance roads of Hitex and HICC, Hyderabad, ahead of the UN-supported CoP-11 summit. TMR INFRA as a dynamic member of TREDA has been playing its part as an essential element in the growth and development of Hyderabad & Telangana as a newborn state. Being a proud member of TREDA, TMR Group believes that such associations help real estate developers to boost their business and establish an engaging relationship with customers through property shows and many such events.

Dynamics of land appreciation

Dynamics of land appreciation

Owning a wealth asset is good, but owning a real estate asset is great. Out of various investment options, real estate investment is considered to be the most reliable form of investment. An essential point for this consideration is the security it offers. Over time, land value is set to gain a rise helping you possess an asset that promises returns like no other. In this blog, we are going to have a look at what factors affect land appreciation and such.

Land – The asset of worth

Every year, property rates surge higher owing to high demand and other essential factors. The ever-increasing population in India sets the need for space in terms of residential and commercial, all across the nation. The rise in property rates depends on various factors that influence the upsurge.

The location of land plays the most vital role in influencing prices. Any property located at a prime destination holds more value and offers more returns as compared to other properties. Property closer to the city makes the land costlier.

Social Infrastructure near any property increases the value of the land. Places like educational institutions, hospitals, sports, and recreation are considered under social infrastructures that add value to everyday lifestyle. And hence, the presence of such things near a land helps gain more value.

Malls, shopping centers, multiplexes, and other entertainment zones also influence property rates. Such factors add more to lifestyle and hence it affects land appreciation. Reselling of such assets also attract heavy returns.

The presence of transportation services like – metro, bus stations, well-constructed roads highly affects the land rates. Everyday commute demands essentials for going to and fro and hence these aspects influence real estate rates.

Green cover or water bodies like lakes or rivers also influence the property rates. Such natural bodies offer healthful experiences and hence such lands hold significant value. Such properties are usually sued for weekend getaways, farmhouses, or other such factors.

When the government announces construction of new roadways, airports, ports, or other such amenities, people wish to stay closer to such projects which add value to everyday living and hence demand land near such proposed projects go high.

Challenges and how to overcome them while buying a plot

Challenges and how to overcome them while buying a plot

Buying land is the most preferred and most reliable form of investment when it comes to investing in the real estate industry. Also, due to the outbreak of the pandemic, demand for plotted developments has skyrocketed as self-owned homes, villas, or row houses, provide better social distancing as compared to apartments. People wishing to buy land for their personal use or as a form of investment have to be aware of certain factors that help make the process of buying simple.

Paperwork

Paperwork can be complex owing to new terms and due to indulgence in never before like experience. However, it is one of the most significant processes to ensure secure ownership of land. The very important paperwork you’ll be needing to take care of is – Title deed. This document ensures that the seller of the property has undisputed legal ownership of the land to be sold. Having a clear title helps you own a property through an authentic process. Be it agricultural land, residential plot or commercial investment plot ensuring no unclear deeds is a must. A clear title deed once received should be checked, scrutinized thoroughly and one must not accept a photocopy of the title deed. The land must be in the name of the seller and must be checked for having full rights to sell the land. One can cross-check the authenticity of the document by running a ‘title search’ on the registration website of the state government. A lawyer can be consulted to ensure the same. Another document that helps you confirm if the land has any legal dues pending is – Encumbrance certificate. One must check the encumbrance certificate for at least 30 years. A resale certificate is issued by the bank which ensures that the seller has cleared all the loans on the property. Having this certificate improves the credibility of land being debt-free.

Land use

One of the biggest risks that buyers usually face is whether they are buying agricultural land or one which is meant for residential projects. Cities often expand rapidly with no master plan and subsume the suburbs including vast agricultural lands. Agricultural lands are usually closer to the city and are priced lower which should be alarming. So, one must check with the revenue office of the zone before one chooses to sign any land deal.

Purpose and location

Different purposes of buying land set parameters for deciding the location. One panning to build a home should strategically lock a location that is near the workplace. A farmhouse or weekend getaway home can be constructed far from the city. One planning to develop the land for commercial purposes must consider hotspots in the city. Varied structures serving various purposes demand different locations and hence one should be clear with the purpose of buying land.

Transaction obstructions

Usually, circle rates do not match market rates of the area and hence land transactions may demand high cash component. This can leave you in a challenging situation as banks may not fund the entire cash required for the transaction, in case you are taking a loan to buy land.

Lack of tax benefits

Banks offer loans mainly for residential plots located within the municipal limits; even there, they offer only 70% of the total value of the land and the buyer has to arrange the rest.

At TMR Group, we uphold the value of transparency to not just have a transaction with our customers but to build an everlasting bond. We understand the significance of legal processes and hence our team ensures that each of our transactions happens through proper guidance. Even if a new buyer is not aware of the terms and functionality, our team members spell each term for them to understand and take steps accordingly to ensure seamlessness. How Credit Score impacts your home buying process?

How Credit Score impacts your home buying process?

Your credit score impacts your home buying process in a big way. It is the reflection of your creditworthiness. When a bank or a financial institution appraises your loan proposal, the first thing it does is to look at your credit score. Through this score they determine whether you are qualified to get the loan or not.

What is a credit score?

A credit score is a number that is a representation of your credit history. It consists of the number of accounts you operate, total levels of your debts, repayment history, your credit card usage and so on. Your lender bank checks this credit score to evaluate whether you are capable of loan repayment or not.

How much credit is needed to buy a home?

The range of the CIBIL score is generally between 300 and 900.  You can buy a home if your minimum credit score is 580 and above. Credit score close to 900 is extremely good. Credit score below 500 is considered very poor and the banks do not grant loans to those who have such score. People with poor credit score can buy a house with conventional fixed rate mortgage scheme with higher interest rate.

How to improve your credit score?

When you are thinking of buying a home by taking a bank loan, check your credit score. If it is good your loan will be approved immediately. If not you can improve your credit score before applying for a home loan.

Here are the ways to improve your credit score

  • Keep the track of your credit report. Analyse it and identify the mistakes if any. Get them corrected.
  • Pay your credit card bills on time to be financially responsible and avoid paying extra interest. Spend within your credit limit.
  • Pay your EMIs regularly and in time. If you are defaulting on them it will reflect in your credit score and you will not be trustworthy for a home loan.
  • Focus on your home loan. If you want to take other loans such as travel, furniture postpone them.
  • Check the payment history of your co-applicants. Their credit score has to be in the correct range too.

Of course there is no need to panic if your credit score is low. Raise it up with timely payments before you apply for a home loan. This will make your home buying process hassle free and delightful.
